Wells and plumbing

Well pumps, pressure tanks and the plumbing after them

Water from a private well takes a pump, a pressure tank, a switch and a line to the house. When one part tires, the others show it. We find which, and fix it.

We replace well pumps, pressure tanks and switches, service yard hydrants, and do the house plumbing beyond the tank.

We can help with

  • Water that sputters or pulses

  • A pump that cycles every few seconds

  • Low pressure when two fixtures run

  • A well that has stopped delivering

Symptoms

What you notice, and the part behind it

A guide to where we look first. We confirm at the well before we recommend anything.

  • The pump cycles on and off every few seconds

The pressure tank has often lost its air cushion, so it can't hold pressure. A leak after the tank can do the same.

  • Pressure drops when two fixtures run

A tiring pump, a clogged screen, or a well that is slow to refill.

  • Water pulses or sputters

Air in the line, a failing switch, or a pump that is starting to pull air.

  • No water at all

Check the breaker for the pump first. Then the pressure switch, then the pump.

  • Sand or cloudy water

A worn pump or a screen problem, or a change in the well. Call us before the pump is damaged.

  • A tank that feels heavy or always full

A waterlogged pressure tank. It is usually serviceable or replaceable without touching the well.

In the house

Plumbing beyond the pressure tank

The same shop that works on the well works on what it feeds.

  • A hand using slip-joint pliers on a pipe fitting above a tank water heater

    Water heaters

Tank replacement and repairs, sized for a house on well water.

  • A frost-covered pipe end with water running out of it

    Water lines and frozen pipes

Thawed, repaired and rerouted or insulated where they froze before.

  • An old brass outdoor tap with a black handle on a stained concrete wall

    Yard hydrants and hose bibs

Frost-proof hydrants for the barn, garden or shop, serviced or replaced.

  • A gloved hand scrubbing around the strainer of a sink drain

    Drains and fixtures

Kitchen, bath and laundry drains, fixtures and shutoffs.

How well and plumbing jobs are priced

  • What decides the price

Well and plumbing jobs are priced by what has to come out and what goes in.

    • Pump depth and the pipe down the well

    • Whether parts are on the truck or ordered

    • Access to the well, the tank and the lines

  • What the estimate includes, and what it doesn't

The estimate covers labor and parts. It leaves out wall or floor repair after plumbing work.

  • What happens at the visit

We diagnose first and tell you what we found. A repair you approve on the visit takes the visit into account.

  • When you get the number

You get the price in writing before we start. If the well or the walls show something new, we stop and tell you first.

Well and plumbing questions

Should I have my well water tested?

Many owners test once a year, and any time the taste, smell or color changes. We can take a sample to a lab. We don't treat water here, so for a treatment system we point you to one.

What does a pressure tank do?

It holds pressure so the pump doesn't start every time you open a tap. Its air cushion wears out, and a waterlogged tank makes the pump cycle fast.

How do I find my main shutoff?

Look where the water line enters the house, often a basement or crawlspace wall, or the pump house. Turn it off, and tell us where it is when you call.

Do you drill wells?

No. We service pumps, tanks and the plumbing. For a new well, a licensed driller does the work, and we can plumb it in.

Water not right?

Tell us what you hear at the pressure tank and what the taps do. We call back the same business day.
